If there is one part of our coverage where reading the name on the panel door changes the conversation most often, Bel Aire is a strong candidate. The build years line up almost exactly with the peak installation period for two makes we do not repair.
The established streets carry 1960s to 1980s originals: split-bus designs, 100 and 125 amp services, and a meaningful number of Federal Pacific and Zinsco boards. Newer development on the edges runs 200 amp services with modern makes and arc fault protection.
Because the two populations sit close together, the same symptom means different things depending on the address. A tripping breaker in a 2005 house is usually a circuit. The same complaint in a 1972 house is often the board.
It happens here more than most places, and the sequence is straightforward. We open the board, take thermal readings, photograph what we find, and give you a written report. If the make is one that has to go, the report says so and explains why. If it does not, the report says that too, and we have handed insurers exactly that outcome before.

Read the label on the outer door, which is safe to open. Federal Pacific reads FPE, Federal Pacific or Federal Noark, with breakers marked Stab-Lok. Zinsco reads Zinsco, Sylvania or GTE-Sylvania, usually with coloured breaker handles. Do not remove the inner cover. Send us a photograph of the open door instead.
